Welcome to Crest Corridor, an understated bastion of olde California charm, with oversized parcels, lush mature landscaping, and old growth trees that line streets without sidewalks.  A comfortable separation between thinly settled lots sets a healthy balance between luxurious privacy and genuine engagement.  A few minutes from the coast, this coveted neighborhood is everything we love about the beach, without the tight quarters and parking pressure.

Loose Boundaries
Unofficially recognized by locals as having its own independent identity, the Crest Corridor is loosely defined by the borders of Crest Drive, Birmingham, Lake, Wales, Via Tiempo, and a circuit of smaller offshoots that flow and interconnect.  The aptly named Corridor straddles the crest of topography overlooking the ocean to the west, and Rancho Santa Fe’s surrounding backcountry to the east.

Crest Drive
Crest Drive itself spans a long stretch of mostly one-acre parcels running parallel with the coast.  The further from the beach, the higher the topography, until it peaks on Crest Drive before tapering abruptly lower and descending east, toward the inland portion of Encinitas, Olivenhain, Rancho Santa Fe, and the mountain ranges beyond.  These sprawling parcels and breathtaking views backdrop an eclectic array of homes that range from 1940’s-vintage cottage originals, to state-of-the-art homesteads with guest houses, multiple outbuildings, and beautiful swimming pools. 

Via Tiempo and Wales
Via Tiempo, Wales, and offshoots Bruceala and Avocet, are gorgeous streets dotted with spectacular executive-style coastal residences on oversized, elevated lots, featuring stately curb appeal and dramatic views.  

Birmingham and Lake
Birmingham and Lake Drive have exploded in redevelopment over the last few years showcasing numerous upscale homestead estates as a gateway to the neighborhood.

Views
Sited on a North County high point, most homes along the Corridor enjoy fantastic views.  Gorgeous sloping western views overlook upscale homes, vibrant parks, and varieties of trees, stopping only at the bright blue band of Pacific Ocean.  Huge eastern, immersive, backcountry views overlook Rancho Santa Fe, and extend all the way to the hills of San Marcos, Elfin Forest, and Black Mountain.

Beyond merely enhancing aesthetics, these views are literal extensions of our living experience.  Virtually every home sits above, or is nestled into canyons and bluffs bursting with life.  Coveys of quail share spaces with doves, bluebirds, rabbits, squirrels, and lizards.  Hawks, crows, and coyotes take turns standing watch.  Thoughtfully designed architectural features blend indoor/outdoor living with bluffs, canyons, parks, trails, and canopy-lined streets overflowing with greenery and vibrant flowers.  

Vibe
Living in Crest Corridor is like being submersed in the beauty and simplicity of a Hawaiian countryside, with all the comforts and conveniences of town life.  Surfers and beach lovers enjoy a strong connection to the sea, ritualistically driving to legendary surf breaks “down the hill” which arguably has only one stop light… since you can time the other two when running dawn patrols!

Partly spurred on by broader real estate trends and a premium placed on oversized lots, the last decade has brought loads of improvements.  At times it seems every other home is being renovated.  In 2010 there were only a few homes with children.  Now streets are brimming with younger families with kids playing, skating, and biking.  The neighborhood also attracts many walkers, runners, bikers, bird watchers, and dog lovers who take multiple daily breaks, often engaging one another and talking story.  Quite a few families routinely open their homes to neighborhood parties.  And we are now averaging a couple of bock parties per year.  

Coast Access
“Down the hill” is where you find gourmet staples and fresh ingredients at Seaside Market, breakfast at Pipes, the freshest doughnuts at VG’s, cozy dining at Trattoria Positano or Cicciotti’s, trendy nights out at The Waverly, and shopping at Patagonia or Fowler’s Boutique.  And Shoreline Properties, with its storefront window, where thousands of people per week check real estate trends and news.

“Down the hill” is where you also find the Rail Trail connecting Del Mar, Cedros Design District at Solana Beach, San Elijo Lagoon, Cardiff Towne Center, Downtown Encinitas, Leucadia, and the Historic Hwy 101, as well as legendary surf breaks at Seaside, Cardiff Reef, and Swami’s.

Inland Access
Sufficiently far enough away to feel insulated, but close enough for easy convenience, you “go in” (i.e. east) to El Camino Real, where a quick left leads to everything mass-market, from Trader Joe’s to Target, and everything in between.
